Your roof is celebrating its 25th birthday. An asphalt shingle roof should last between 20 and 30 years. Between the second and third decade is when you might want to start considering having it replaced.
If your roof is closer to 40 years old, then you might want to seriously consider having it replaced.
Your shingles are curling. It all depends on how much your shingles curl, but when they do, you usually have between one and five years left in your roof.
